What is a BCIN Designer?

A BCIN Designer is a professional who is qualified to prepare drawings needed to apply for a building permit in Ontario.

With a BCIN, a designer can create permit drawings for residential projects under 600 square metres in size such as:

  • New houses
  • Home additions
  • Renovations

A BCIN Designer who is qualified for small buildings can also prepare permit drawings for certain small commercial and industrial projects, including:

  • Offices and personal service spaces (like salons or clinics)
  • Retail spaces (stores)
  • Small industrial buildings with low to medium hazards

These projects must also be:

  • Under 600 square metres, and
  • No more than three storeys tall

In short, a BCIN Designer helps homeowners and small business owners by preparing the drawings required to get building permits for a wide range of small projects.

3D Design

A lot of people have trouble picturing a space from two dimensional drawings. 3D design can be incredibly helpful when trying to plan your space. I can show you your space in 3D to give you a much more realistic view.

New Builds

Are you looking to build your dream house? I can help! Whether you’re starting from scratch and have no idea what you want or have a very clear vision, I work with clients to design something that works for them.

When designing a new house, I like to meet with clients and go over their wish list. What do you want out of your house? What style do you love? How big do you want your house? Where is your house going to be located? From the initial meeting, I design preliminary floor plans and elevations of your house. From there, we can make changes or tweaks to the plans. Once you’re happy with the preliminary plans, I’ll create permit-ready construction plans.

Additions

Outgrowing your existing house and need some more space? We can work together and add on to your dwelling to give you a new, beautiful addition. Similar to the new house process, I create preliminary plans, make any changes you’d like to see, and then finish construction plans for permit.

Renovations

Love your house size but not the way it flows? Let’s work together to create a more functional, comfortable space for you and your family!

Commercial

Need help with space planning of your office? Have you recently moved your business into a new space and need a permit? I can help with that too!

FAQ

- How long does a project take?

This depends on the project. Some take as little as a few weeks, others take longer, depending on clients’ changes required. Generally, we will give you a timeline based on the project description.

  • New houses and cottages
  • Renovations
  • Additions
  • Additional residential units (ARUs), secondary suites, third units
  • Multi unit dwellings (3 storeys or less)
  • Small commercial (I.e. new office space, additions to commercial buildings, reimagining existing office space

This is something we can help you navigate! The permit process can be intimidating at first! We will guide you step by step, letting you know what documents you need in order for you to get a building permit.

We do those as well! Sometimes what you want to do does not align with the current zoning by laws of your property. We can help you navigate through the planning process to work with the municipality to get you where you need to be in order to achieve your goals!
